Water Heater Replacement Cost in Reno & Sparks (2026 Guide)
By S&S Mechanical Team, Union-trained plumbers & pipefitters ·

Short answer: Most Reno and Sparks homeowners pay $1,800 to $3,800 to replace a 40–50 gallon gas tank water heater, including haul-away, a Washoe County or City permit, and code-required upgrades like seismic straps and an expansion tank. Tankless conversions typically run $3,800 to $7,500.
What is included in a fair water heater replacement quote?
A complete quote should include the tank, labor, a permit, disposal of the old unit and every code item an inspector will check. If a quote leaves out the permit, it is not an apples-to-apples price — and it will not qualify for our price-beat guarantee.
- Removal and recycling of the old heater
- Permit and inspection (City of Reno, City of Sparks or Washoe County)
- Two seismic straps (required in Nevada)
- Thermal expansion tank where a pressure-reducing valve is present
- New gas flex connector, sediment trap and shut-off
- Venting corrected to current code
Why Truckee Meadows water changes the math
Our water is hard — often 10 to 15 grains per gallon. Scale collects at the bottom of tank heaters and shortens their life to 8–10 years here versus 12+ elsewhere. If your current heater is over 10 years old and rumbling or leaking at the base, replacement is usually the better investment than repair.
Hard water is also the main reason we recommend annual flushing, and descaling every 12 months for tankless units.
Tank vs. tankless: which is right for your home?
A standard tank costs less up front. A tankless unit costs more but lasts roughly twice as long, never runs out of hot water, and frees up floor space. For families of four or more, or homes with a large soaking tub, tankless usually pays for itself over its lifespan.
